Whether you’re buying or selling real estate using a licensed professional REALTOR® is detrimental in today’s real estate market. These reasons to use a REALTOR® will help avoid obstacles that can arise in a real estate transaction. A professional real estate agent will be able to guide you through the process one step at a time, from beginning, end and post closing. These are the top 8 reasons to use a REALTOR® in today’s real estate market.
1: REALTORS® keep up to date on current laws and regulations
The real estate market is in a constant state of change. Just recently The Real estate Council of Ontario (RECO) has amended the Real Estate business Brokers act commonly referred to as REBBA to amend how agents deal with multiple offers and bidding wars. Realtors can get fined up to $50,000 and Brokerages up to $100,000 for unethical violations.
2: Neighbourhood knowledge
This is especially important if you are relocating from a different area. Real estate agents know the area like the back of their hand. From local schools, churches, gyms, restaurants and up and coming neighbourhoods. They will also be aware of neighbourhood sales and the maximum you should pay for a house.
3: Contracts and paperwork
The real estate transaction involves a lot of paperwork especially in the form of contracts and waivers. The REALTOR® wears many hats and being an interim contract lawyer is one of them. Some contracts may be up to 50 pages long especially when involving commercial property. This part of the transaction mustn’t be taken lightly and using a professional is of great importance.
4: Finding you that perfect home
A REALTOR® will ask you many questions even before you begin your home search. This may be frustrating at first but this will save you a lot of time and net you greater results in the long run. I commonly refer to these questions as a wish list. Narrowing down your home search to as close to your perfect home will be well worth it.
5: Marketing of your home
Realtors keep on top of the marketing trends What may be a popular marketing trend today may be out of date tomorrow. From HD video tours, drone photos/videos and social media marketing we do it all. The days of slapping up a for sale sign and placing your house on the MLS® system are long gone.(well for most Realtors anyways)
6: Post closing questions or concerns
A good real estate agent will be by your side from the start, finish and beyond the closing date. Perhaps an item or a piece of furniture was removed that was written into the contract, maybe part of the property was left damaged due to the move. Tax complications and could also arise. When we partner with our clients we see it as a life long partnership through the high times and on the rare occasion the low times.
7: Access to exclusive listings
We are currently in a Sellers market meaning available listings are in short supply. Having a leg up on your buying competition is a must in these times. Real estate agents will not only know current market listings but also may know of some off market listings that fit your needs. These listings are often referred to in the industry as “exclusive listings”. Exclusive listings don’t appear on the the MLS and public websites.
The last thing anyone wants to do is overpay for a product or service. Your home will be your single largest investment. A REALTOR® will act on your behalf to negotiate the best terms and price for you. This is what we’re trained to do and we do it well. Having a middle man per se will also remove some of the stress dealing directly with the buyer/seller.
Buying or selling a property is a complicated process not to be taken lightly. Realtors are educated, licensed and work by a code of ethics to ensure all parties are dealt with fairly and legally. If problems arise during or after the transaction you’ll be glad you had a Realtor by your side. Follow these reasons to use a REALTOR® to avoid any problems.
