1: Keeps in touch regularly
This is the first sign your agent is working for you. Your agent should be contacting you at least once week with market updates in addition to supplying you feedback from every showing. Market updates may include recent listings and sales in your neighbourhood. Keeping track of current market trends will also be a good indication whether a price adjustment may be in order. Showing feedback is very important as you will learn how your home is perceived through the eyes of potential buyers.
2: Markets your home for maximum exposure
The last thing your want is an agent who will list your home, slap up a for sale sign and call it a day. Your home needs to be marketed to the public.Maximum exposure will ensure you get top dollar for your home. Marketing your home will include having professional photos and a video tour, local newspaper ads, social media marketing and open houses. Some specialty properties may require a more targeted marketing plan.
3: Has Experience
Selling or buying a house is the biggest investment you’ll make. Be sure your agent has the experience and knowledge to get the job done right. There can be many hiccups in a real estate transaction, hiring an inexperienced Realtor® could have dire consequences. How much experience should a Realtor® have? At least 2 years is a good rule of thumb.
4: Will provide you with comparable sales before you offer on a House
The last thing a home buyer wants to do is over pay on a particular house. A prudent agent will show your comps of houses that have recently sold that are comparable to the house you’re offering on. This is especially important if you are relocating to an area you aren’t familiar with.
5: Will listen
The best agents are the ones who listen! Who knows more about your house than YOU? A home owner will know all the details and added features that potential home buyers would like to know. A good agent will listen and highlight any features you deem important. As a Realtor® I think of it more as a partnership relationship working to one goal.
6: Will advise of any required repairs or improvements
Homeowners may not want to hear that their home isn’t perfect but as Realtor it is a necessary evil to make suggestions. As Realtor we will view home through the eyes of potential buyers. Something as simple as touching up paint or small repairs can make the difference whether the buyer will be interested. There has been research that shows a fresh coat of paint will add value to your home so it is worth the investment.
If you feel your agent isn’t providing you with the proper service arrange to have a meeting with him/her. Discuss your concerns and issues. Realtors® survive on word of mouth referrals and repeat business and will rectify most issues.
